The Homebuyer Rewards Program is designed for buyers who want professional real estate representation and a clear financial benefit when the transaction qualifies. The reward is not based on a guessed “standard commission.” It is calculated from the compensation actually received by the participating brokerage, which is why every request begins with a property-specific review.
Step 1: Find a property anywhere
Search on the real estate website, builder website, social media page, yard sign, or other source you already use. The program does not require you to use a proprietary listing database. Once a property catches your attention, copy the address or listing link.
Step 2: Submit the property before committing elsewhere
Use the property reward request before signing a buyer agreement with another agent, touring extensively with another agent, or registering directly with a builder. Existing representation relationships must be respected, and builder registration rules can affect whether a participating agent may become involved.
Step 3: We review the transaction
The review considers the property, purchase location, whether a participating agent is available, your current representation status, known or obtainable compensation information, and any legal, lender, builder, or brokerage restrictions. Some properties can be reviewed quickly; others require additional information from the listing brokerage, builder, or participating agent.
Step 4: You receive a written explanation
When the available information permits, you will receive an explanation of the potential reward and the conditions that must be satisfied. The program formula is 25% of the commission actually received by the participating brokerage, up to $5,000. The final amount can be lower when compensation is lower, the transaction changes, or applicable requirements limit the payment.
Step 5: Work with a participating real estate professional
The participating agent helps with property evaluation, showings, offer strategy, contract execution, inspections, appraisal issues, financing milestones, title and closing coordination, and other services described in the written buyer agreement. Agent compensation and services should be discussed clearly before you sign that agreement.
Step 6: Close successfully and complete the reward process
A reward is available only after a successful closing and after the participating brokerage receives the compensation on which the reward is based. The payment may be delivered by check, post-closing payment, settlement-statement credit, or another compliant method depending on state law, lender instructions, brokerage procedures, and the closing agent’s requirements. The method will be disclosed rather than hidden outside the transaction.
Basic eligibility considerations
- You are purchasing a home rather than refinancing or selling.
- You request review before entering a conflicting representation relationship.
- A participating agent is available and permitted to represent you.
- The property and transaction produce eligible compensation actually received by the participating brokerage.
- The reward is permitted and properly disclosed under applicable rules.
- You complete the purchase with the participating agent and satisfy the program terms provided for the transaction.
What the program does not promise
The program does not promise that every property qualifies, that every market is covered, that a particular agent will be available, that a seller or builder will pay compensation, that a lender will approve a particular payment method, or that the reward will always equal $5,000. The goal is to provide a transparent review and an accurate answer based on the actual transaction.
