No agency relationship from website use
Using the website, submitting a form, or communicating with the program does not by itself create a real estate brokerage, fiduciary, attorney-client, lender-borrower, or other professional relationship. A real estate agency relationship is governed by the applicable disclosures and written agreement with the identified licensed brokerage or agent.
Reward eligibility and amount
The stated program formula is 25% of the commission actually received by the participating brokerage, up to $5,000. No reward is earned merely by submitting a property, receiving an estimate, touring a home, signing a contract, or obtaining loan approval. Final eligibility requires successful closing, receipt of eligible commission, satisfaction of written program terms, brokerage approval, and compliance with applicable law and transaction requirements.
Compensation is not standardized
Real estate commissions and other compensation are negotiable and vary. The program does not represent that any fixed commission is customary, required, or offered on a particular property. Examples are hypothetical unless expressly identified as a completed verified transaction.
Payment method and disclosure
The payment method and timing may vary by state, brokerage, lender, settlement agent, and transaction. A reward may be shown on settlement documents, applied in a manner required by the lender or closing agent, issued after closing, paid by check, or delivered through another lawful disclosed method. The program does not promise an undisclosed payment outside closing.
Existing representation and builder relationships
Existing buyer agreements, agency relationships, prior introductions, property tours, builder registrations, and procuring-cause facts can prevent participation. The program does not authorize breach of contract or interference with another brokerage relationship.
Calculator limitations
Calculator results depend entirely on user inputs and programmed assumptions. Taxes may change after transfer or reassessment. Insurance, mortgage insurance, rates, fees, dues, maintenance, appreciation, investment returns, rent increases, and selling costs can differ materially. Extra principal payments do not change the contractual mortgage rate. The interest-cost equivalent rate is a comparison metric only.
Property and third-party information
Property information may come from public records, user submissions, licensed data providers, listing links, or third parties. Records can be incomplete, delayed, or incorrect. Verify material facts through appropriate professionals and original sources.
Availability
The program may not be available in every jurisdiction, market, property type, or transaction. Participating professionals are independent licensed persons or firms responsible for their own services. The program may modify, suspend, or discontinue availability where necessary.
Fair housing and equal service
The program supports equal professional service without discrimination based on any characteristic protected by applicable fair-housing or civil-rights law. Users and participating professionals must not request or use the service for unlawful discriminatory purposes.
